Whether you’re looking for a small or large warehouse, an industrial relocation or consolidation project can be a big undertaking.

What’s the process?

u

we ask WHY

We want to gain an understanding of the reasons WHY you want to move. This helps us get on the right path to deliver the right solution to you.

take a look at what you need

Next work out how much space you need by analysing your warehouse/factory operation and your business’ strategy moving forward. We ask questions such as:

  • How does your warehouse operate internally?
  • What height do you need?
  • To what height do you rack?
  • What is your floor loading requirement?
  • How many roller shutter doors do you need?
  • How much electricity do you need?
  • Do you need separate zones within the warehouse or manufacturing facility?
  • How big of a yard do you need?
  • Is security a major factor?

Different industrial facilities offer you different solutions depending on your unique requirements. Once we’ve fully investigated your needs, we’ll embark on the search for your new warehouse address.

what's important

Factors we look at when deciding on your new warehouse space:

  • Rental budget
  • Location
  • Grade of warehouse
  • Amenities
  • Public transport
  • Number of parking bays
  • Visibility
  • Growth within the area

Finally

Once we have all the information we need and have considered all the key factors, we’ll access our extensive database of stock and new development options to narrow down the options that talk to your specific business requirements.

purchasing a

new warehouse?

Purchasing a new industrial facility is a big decision. That’s why it’s key to understand why you want to buy a warehouse property:

  • Would the type of business you operate benefit from a company-owned industrial building?
  • Does it secure what the business does?
  • Is your business so specialised that it would benefit from owning its own premises?
  • Are the owners looking to diversify their investments?
  • And does it pay to leverage the operating business to do this?
  • Are the warehouse owners looking to invest outside of their day-to-day business?
  • What type of return are you looking to achieve?
  • Does the industrial property and its area you are looking at make economic sense to purchase?
  • Would you look at a larger building to grow into, or would you look at leasing portions of the building out for additional revenue?

Once we’ve answered these questions, our process continues. We have access to both private and listed industrial properties for sale, we also engage with “non-sellers” based on the purchaser’s appetite.

Remember – everything is for sale at the right price!

renegotiating

your lease?

So, it’s time to renew the lease on your industrial premises, and your landlord has put a proposal in front of you.

You look at it, look at some other warehouse options online to compare rentals, phone some friends for their ideas and think about a counteroffer.

Remember: your industrial landlord is a property specialist – and you’re not.

That’s where we can help.

We’ll take the proposal from your landlord, punch all the information into a clever tool we have devised and analyse the information. We then compare this to market and allocate where to start savings and value add options.

We work on a percentage of savings based on the landlord’s initial offer.

No savings = no fees. Just like that.

But if we do save you money, and increase the capital expenditure from the landlord, it will be the best money you spend, as your business will realise these savings and investments over your new lease period.

looking to

sublease

your premises?

Have you leased a bigger warehouse than you currently need so you can grow into it in future?

Lost a contract or product line and you don’t need as much space?

Business in trouble and you need to get out of your lease, want to sublease a portion to make up revenue?

9Holdings will undertake a comprehensive evaluation of your available industrial offering including:

  • Lease analysis
  • Floor plan appraisal and sub-divisibility options
  • Number of parking bays and options
  • Location
  • Competition within the node

Once we’ve done this, we’ll present our findings and advise on a way forward in terms of:

  • Advising on where to pitch the offering
  • Taking the premises to market

We do this on a set cost basis with additional fees for securing sub-tenants.
